Activity for the sale of Waltham homes is picking up but is not comparable to the number of condominiums selling. The market increase is primarily due to the incentives offered in the 2009 stimulus package. An $8000 tax credit is available for first-time home buyers and a $6500 credit is offered to existing homeowners.

Sales are down 19% from 2008 volume with the average selling prices stable at $411,364. Condo sales are up 15% with values dropping slightly by -3%. The homes sold ranged in prices from $175,000 to $1,052,000 and the sales price to list ratio was at 96%.

23 homes are under contract and were on the market for 107 days with an average list price of $443,000. When these homes are reported as sold comps, they will most likely be higher than the existing selling average. The average days on market for the 45 homes currently on the market is at 100 days and for homes that have sold, the DOM was at 79.
