Waltham Market Activity

The Waltham MA real estate activity indicates that the strength of the single family market continues to be in the entry level. First quarter closings reflect an increase in transactions as well as average selling prices. The 2009 yearly homes average ($414,232) was substantially higher than the first quarter averages ($384,926) which could point to a yearly drop in 2010 unless first quarter momentum is maintained.

Average Selling Prices

The Waltham MA homes sold report shows the average selling prices to be 4.5% higher in 2010 over the $376,886 values in 2009.  The peak value in the last four years was obtained in 2007 with an average selling price of $442,113.  An increase in the move up buyer market, which typically occurs in the second quarter spring market will support the trend for a higher yearly average.

Units Sold and Days on Market

There 40 homes sold in the first quarter of 2010 which is up from the 28 units sold in 2009.  The peak activity occurred in 2007 with 63 homes sold,  The average days on market iimproved from 86 days to 79 DOM.
