Newburyport MA Condo Sold Report for 2009

The Newburyport MA condo sold activity in 2009 dropped to 88 units sold from 116 in 2008.  The sales statistics show a 4 year decline from a peak of 170 units in 2006.  The average sales price has remained fairly constant during this time frame with the 2009 average reported at $325,816.  Units sold in a range from $93,600 to $750,000 at a sales price to list ratio of 96% and days -on -market at 106 days.  

The single family market reports for the year also show a decline in average sales prices and homes sold.  The values dropped from $522,799 in 2008 to $437, 231.  The Newburyport MA real estate market indicates the activity is at the low end of the market where first-time home buyers are active.  Condo sales continue to be sluggish due to the restrictions in mortgage lending and a soft vacation and second home market.
