Market Activity

The first quarter market activity reported one of the worst in recent history and will affect the market statistics for YTD. This market report compares 2009 YTD but not just the second quarter. Closed transactions occurring in May and June represent sales in the spring market which is the most active in New England. Analysts point to the second quarter as a true indicator of market conditions when compared year to year. Single Family Homes

Market activity reports indicate 1253 homes sold in 2009 with and sales price of $255,546. The average days on market (DOM) was 113 days. The list-to-sell percentage was 97%. On June 30, there were 1,034 new listings with an average listing price of $198,682.

In 2008, there were 1,267 homes sold with an average sales price of $287,456 which was 13% higher than 2009. There was no change in the list-to-sell price and DOM was 115 days. New listings in 2008 were at 3,317 with an average listing price of 332,100. In comparing to 2009, the statistics indicate fewer home owners are listing their properties for sale. In a “buyer’s market”, only very motivated sellers attempt to sell their homes as most will wait for the market to turn higher.

Condominiums

In 2008, there were 457 condominiums sold in the first six months of the year with the average selling price being $190,328. List-to-sell percentage was at 97% with DOM at 141. There were 1230 new condo listings with the average list price of $210,685.

There were 401 condominiums sold in first half 2009 at an average selling price of $168,219. The list-to-sell ratio was 96% and the average DOM was 135. New listings were at 1,034 with an average listing price of $198,682.
