The Massachusetts real estate activity in fourth quarter of 2009 indicates an increase in activity and average sales price as compared to 2008. There were 10,053 homes sold in 2009 as compared to 7855 in 2008. This is the highest amount of homes sold in MA in the last four years (Q4). The average sales price increased slightly from $354,457 to $357,859. The days on market also iimproved to 119 days and the average sales price to list ratio was at 96%. The quarterly report signals that the Massachusetts market has begun an upward trend in single family homes.

MA Condominiums Sold

The Massachusetts condominium market shows a substantial increase in units sold with a slight decline in values. The 4212 units sold represents the highest number of sales since 2006 when there were 4475 condos sold. The average sales price dropped slightly from $310,543 to $304,227 in 2009. The peak value in the last four years was in 2007 which was $345,091. The days on market improved from 140 days to 129 and the sales price to list ratio increased to 97%.
