Acton Massachusetts Real Estate Update as of June 2011

Acton, Massachusetts is a suburban community located northwest of Boston and was recently voted one of the best small towns to live in America by Money magazine.The town has retained much of it's New England charm and character even though the population has tripled since the 1980's. The town center, a traditional landmark of small town communities, showcases historic architecture , and the tree-line country roads bounded by stone walls. It’s a picture-perfect New England town, complete with Revolutionary War landmarks, historic homes, and lots of open space.

Though it's easily accessible to Boston by commuter rail, Acton feels very much like its own place. One of Acton's biggest draws is its progressive regional school district, which consistently ranks among the best in the state.

As a commuting suburb of the Boston real estate market, the community attracts those relocating and upgrading from surrounding towns. All of these factors contribute to the stability to the property values and tax base.

The Acton, MA 2nd quarter real estate market report reflects the full impact of the deepening real estate recession. The number of homes sold and average sales prices decreased in the prime selling season of the spring market. There were 46 homes sold in Q2 2011 as compared to 71 in 2010. This represents a 48% decrease in the number of homes sold. The average sales price changed from $560355 in 2010 to $536038 in 2011, a 12% decrease in value. The days on market changed minutely from 70 to 69.

The Acton, MA condominium market improved slightly with an increase in average sales prices however volume declined. There were 21 condos sold in the second quarter of 2011 as compared to 28 in 2010, a 25% decrease activity. The average sales price changed from $232632 in 2010 to $252974 in 2011 a 9% increase in value. The days on market changed 68 % from 126 to 212.
